40% FEWER HOMES ON MARKET THAN '03

Home buyers, start your engines. Conditions could be right for a speedy start to the 2004 real estate market in Santa Clara County:
• Just under 2,100 homes are for sale in the county this week, about 40 percent fewer than last year at this time. That means some buyers are facing competition for the homes they want.
• Interest rates are still lower than at almost any time in 40 years -- about 5.8 percent for a 30-year, fixed-rate mortgage -- which helps keep monthly mortgage payments down.
• Local residents are feeling more optimistic about the future, according to one recent survey.
• Last but not least, there is no Bay Area football team distracting buyers' attention by contending for the Super Bowl, the way there was last year. (Remember the Raiders' appearance against Tampa Bay last year? No? Well, perhaps that's for the best).
Bonnie Griffith, an agent with Windermere Real Silicon Valley Properties, said she is advising would-be sellers to put their homes on the market now while conditions are so clearly in their favor.
``We are calling them and saying, `Now is the time; inventory is so low you should definitely be on the market today,' '' she said.
The sellers of 280 houses and condos in Santa Clara County found buyers for their houses in the week that ended Sunday, according to Richard Calhoun of Creekside Realty in San Jose, who gathers local real estate data daily.
That's 12 percent more than during the same week a year earlier, though far off the pace of early 2002, when the local market was bouncing back from the shock of the Sept. 11 attacks, and 333 houses and condos went into contract during the same week.
So, things look good for home sellers right now, but it's too early to predict how the year will go, Calhoun said.
``So many buyers are entering the market after the holidays, the market's changing so rapidly, nobody really knows which way it will go,'' Calhoun said.
That being said, some agents report that open houses were quite busy last weekend. Dave Walsh, general manager of Windermere, listed a few anecdotes: A house listed for $950,000 in the Rose Garden sold to a buyer at the open house; a house for sale at $760,000 in downtown San Jose got multiple purchase offers after an open house; a $1.5 million house in Silver Creek also got multiple offers after its first weekend on the market.
Some local brokers say the upper end of the market -- let's call it $1.5 million and up -- continues to resuscitate after a few years of slow sales and falling prices.
``The people with the money have realized the market's hit bottom and has come back up,'' said Jeff Barnett of Alain Pinel Realtors in Los Gatos. He said a number of high-priced properties that have been for sale for many months have sold in the past three or four weeks.
Those included two houses priced in the $5 million range, one in Monte Sereno and one in Saratoga, said George Montanari, an agent who works with Barnett. And Montanari said that after being on the market about six months, two of eight developable lots he has listed near downtown Saratoga recently sold for $2.5 million each.
But real estate professionals also say they sense that potential buyers have grown more positive about their economic futures.
That hunch is borne out by a report from the Survey and Policy Research Institute at San Jose State University, released this week. It showed that 42 percent of local residents expected good financial times in Silicon Valley within 12 months, up from the 35 percent who said so in September. The group's ``Silicon Valley consumer confidence index'' rose to 89.5 in January, up more than 5 points since September.
``My feeling is the market is driven by how people feel about their own personal prospects,'' Griffith said. ``If they wake up in the morning and they are worried about when they get to office are there going to be layoffs, they're not going to buy a house.''
Mortgage-industry forecasters say rates for 30-year conforming loans (those of less than $333,700) will stay at about 6 percent for several months, which is good news for buyers. And low rates should mean steady business for lenders as well, both from refinancing and purchase loans. Interest rates for non-conforming or ``jumbo'' loans typically are about a quarter-point higher than rates for conforming loans.
Interest-only loans allow borrowers the option of making monthly payments that only cover the interest accrued on the mortgage. This keeps monthly costs low; the risk is that rates might be higher once the ``interest-only'' period -- usually a few years -- ends.

When is a good time to sell?
As the stock market seems to swing wildly from day to day, many

6/26/02...Planning on buying a home at Silver Creek? There are
currently 34 single family homes for sale here at Silver Creek.
A question we are often asked, "Is this the right time to buy",
can be difficult to answer. Quite frankly, it seems many people
would rather buy when everyone else wants to buy, however this usually
means that you will be buying when prices are rising or at the top.
The current market at SCVCC has tapered a bit from the spring rush.
This is a typical seasonal pattern. Typically, prices and sales rise in
the spring, slow in the summer, pick up again in the fall, then slow
again in the winter. All before rising sharply in the spring again.
Recent San Jose Mercury News headlines can be very misleading.
A recent, "National" study suggested that the housing market was
overdue for a correction, because as the economy slowed, housing
continued to rise throughout the recession last year. In our opinion,
this was very irresponsible reporting. Last year, local prices dropped
20 - 33%! So are they misinformed or just slanting the truth. The fact
is that this was a "National" study, not local. It is true that housing
prices in most parts of the country continued to rise during the
economic slowdown, but the local market crashed big last year. In
fact, we lost as much equity in one year, than we did during the entire
slowdown in the early '90's! To see the real facts, see the Real Estate section

Simply compare the year 2,000 to 2,001. You may be shocked!
Real Estate markets can only be looked at on a local level. Obviously,
the dot com crash was responsible for the housing crash last year.
Also, after 9/11, homes prices in the Bay Area dropped about 10%
almost immediately out of fear. The first quarter of 2,002 saw rapid
increases in homes sales and about a 10% rise in prices. This increase
was reported in the San Jose Mercury News just today, under the
misleading headline, "Housing Prices Soar". Actually, we only got
back what we lost after 9/11. Now we are in a more normal, balanced
market. It's hard to believe that we will not recover from the dismal
lows of the stock market and the sluggish economy. History tells us
that markets always change, and cycles persist.
Having sold homes in the local market for almost 18 years, we've seen
this all before. Personally, we have always had a hard time buying
during a "buying frenzy". We like to think long term (5 or more years), and look
at what may be different about the local market than before (better or
worse). Locally, with over 25 new high tech companies now within 5
minutes of Silver Creek in the new Edenvale Technology Park,
(including Cisco and Intel), we are very confident that when the
economy turns around, there will be thousands of new high tech
employees living within 5 minutes of Silver Creek with virtually no
commute. This along with the 3 new shopping centers, and the recent
ranking of Silver Oak school as one of the best schools in the country,
are very compelling new factors that point to a very strong future
appreciation for Silver Creek homes. None of this infrastructure was in
place during the last boom. Imagine the demand, next time! By the way,
